Meta Estate Trust Invests Nearly 4 Million Euros in the Residential Sector in Bucharest, Expanding the Company's Portfolio

Meta Estate Trust (stock symbol: MET), a holding company operating in the real estate sector and acting as a bridge between the real estate and capital markets, announces investments of nearly 4 million euros in four residential projects in Bucharest. The company has signed sale-purchase pre-contracts for 37 strategically located apartments in Bucharest, part of residential developments in various stages of construction, developed by HILS Development and Exigent Development. This investment in the Bucharest residential sector represents a key pillar in the company’s trading strategy for the next 2–3 years, aiming to maximize investment returns.

“The residential real estate market is driven by different forces depending on the timeframe analyzed, and in Bucharest we estimate an accelerated increase in apartment prices, considering the significantly lower number of new apartments expected to be delivered in 2026 and 2027. In the short term – within a year – the market is heavily influenced by demand, but in the long term (3–7 years), it’s drastically shaped by supply, since developing large-scale residential projects is a time-consuming process. In the past four years in Bucharest, I don't believe we've seen a new Zonal Urban Plan (PUZ) issued for residential development, and construction permits for large-scale projects have been—and continue to be—significantly declining, with effects that will gradually impact the market in the coming years. We're an agile investor in the real estate sector, and this current investment, nearly 4 million euros, has the potential to generate a very strong internal rate of return in the trading segment, around 23–24%,” said Alexandru Bonea, CEO of Meta Estate Trust.

The housing portfolio includes four distinct residential projects located in two key areas of Bucharest. Three of these are part of HILS Development projects in the eastern part of the city: HILS Republica, HILS Titanium, and HILS Sunrise. These include 27 apartments, with a combined investment of 2.7 million euros and completion deadlines between 2025 and early 2027. In the eastern part of Bucharest, HILS Republica is one of the largest urban regeneration mixed-use projects; HILS Sunrise is the first Green Homes pre-certified project; and HILS Titanium—a mixed-use residential project—was awarded in October 2024 at the European Property Awards – Large Scale 5 Stars. HILS projects focus on creating living spaces that meet modern housing needs, offering residents immediate access to commercial, medical, educational, and transportation facilities.

The fourth housing portfolio includes 10 apartments within Plaza Residence Phase VI, a project developed by Exigent Development in Sector 6 of Bucharest, with a completion timeline for early 2027. Near Plaza Residence Phase VI, the new Sector 6 Hospital will be built, which will also serve nearby localities. On its northern side, the project borders the Liniei Park, which upon completion of all phases will become the longest linear park in Europe—4.2 km stretching from AFI Cotroceni to Valea Cascadelor. Meta Estate Trust’s total investment in this project amounts to 1 million euros.

All the residential projects part of Meta Estate Trust’s announced investment are in various stages of development and are strategically located near metro stations, with quick access to Bucharest’s ring road and the Sun Motorway (A2). Meta Estate Trust has paid a 15% down payment as part of the sale-purchase promises agreed with the two developers in Bucharest. The purchased apartments are well compartmentalized, located on intermediate floors, and fall within the price range eligible for the 9% VAT facility.

Meta Estate Trust’s trading investment strategy involves acquiring apartment packages in real estate development projects at various stages, and reselling them upon completion. To date, the company has recorded impressive results on this business line, with IRRs ranging between 15% and 40%. In the trading area, Meta’s team acts as a fully passive investor, benefitting from stronger negotiation power by acquiring larger housing packages at discounted prices.
